When Vinyl Needs More Than a Mop

Vinyl flooring — whether sheet vinyl in a 1970s Bentleigh kitchen or luxury vinyl planks in a new Cranbourne build — is durable, but the protective sealer sitting on top of it is not. Foot traffic, supermarket floor cleaners and everyday grit wear that layer down gradually. Once it goes, dirt bonds directly to the vinyl surface, scratches show under light, and the floor looks permanently grimy no matter how often you mop — because the problem isn’t dirt anymore, it’s the worn sealer itself.

That’s the point where mopping stops working and professional stripping, cleaning and resealing becomes the fix. Since 2007, Crystal Clean Carpet & Tiles has restored vinyl floors across Melbourne homes, rental properties and commercial spaces — and our first job on every visit is deciding whether your floor needs a full strip and reseal or simply a deep clean and a fresh top coat. If your floor also has tile or grout that needs attention in adjoining rooms, we can assess both in the same visit.

How We Clean and Seal Your Vinyl Floor

The right approach depends entirely on the current condition of the existing sealer, which is why assessment comes before any product touches your floor. Here’s the exact process our technicians follow:

    01

    Initial inspection

We inspect the vinyl to identify its type (sheet vinyl, vinyl tile or LVP), its condition, scratches, worn traffic lanes, staining, and the state of any old sealer. We measure the area, determine whether a strip is genuinely required, and work out the products and equipment the job calls for.

    02

    Prepare the area

Furniture and obstacles are moved where possible, the floor is swept or vacuumed to remove loose grit, and skirting boards, walls and adjoining surfaces are protected where needed.

    03

    Strip old sealer, if required

A professional-grade floor stripper is applied and given proper dwell time per the manufacturer's instructions, then agitated with a rotary machine and stripping pad. Edges and corners are hand-stripped, the dissolved sealer is extracted with a wet vacuum, and the floor is thoroughly rinsed to remove all residue — leftover stripper will prevent new sealer from bonding.

    04

Apply cleaning solution and agitate, if required

The appropriate vinyl floor cleaner is applied and left to dwell, loosening embedded dirt, grease and remaining residue. The floor is then scrubbed using a rotary machine or auto-scrubber with the correct pad, with edges and hard-to-reach areas finished by hand.

    05

    Extraction and rinse

The dirty solution is fully extracted and the floor rinsed until no cleaning residue remains — a critical step, because any residue left behind shows through the new sealer coat.

    06

    Dry the floor

The floor must be completely dry before sealing. Air movers are used where required to speed this up.

    07

Apply sealer, depending on the vinyl floor type

Once the floor is clean, neutralised and bone dry, thin even coats of vinyl sealer are applied with the correct applicator, each coat left to dry before the next. The number of coats depends on the floor's condition and the sealer manufacturer's specification — typically two to four coats for a durable, even gloss.

    08

    Final inspection

We check for even coverage and consistent gloss level, touch up any missed areas, and give you a clear curing timeframe before foot traffic or furniture goes back.

Does My Vinyl Floor Actually Need Stripping?

Not always — and this is where honest assessment saves you money. If the existing sealer is still in reasonable shape, a deep clean and a fresh top coat may be all that’s needed. Stripping becomes necessary when the old sealer has yellowed, worn unevenly across traffic lanes, or built up in layers over years of DIY re-coating that a standard clean can’t correct.

Our technician makes that call during the initial inspection, on-site, before quoting. You’re not paying for a full strip when it isn’t required — read more about how we work on our About Us page.

What's the Difference Between Vinyl and Laminate Floor Cleaning?

Vinyl and laminate look similar but behave very differently under moisture. Vinyl can handle a full wet clean, stripping and resealing. Laminate cannot — its fibreboard core swells and warps if over-wetted, so it needs a low-moisture clean and must never be sealed.

If you’re unsure which flooring type you have, our laminate floor cleaning service page explains the gentler process laminate requires — or just ask when you call and we’ll confirm which your floor needs.

How Long Does the Sealer Take to Cure?

Curing time is longer than simple drying time, and it depends on the number of coats applied and the specific sealer used. As a general guide, light foot traffic is usually fine after a few hours, but furniture, rugs and heavy use should wait until the sealer has properly cured — walking on it or dragging furniture too soon will mark the fresh finish permanently. Your technician will give you an exact timeframe for your floor before leaving.

Why Choose Crystal Clean Carpet & Tiles for Vinyl Floor Care?

    01

Serage Fikak built this business on getting the assessment right before any work begins. With vinyl, that matters twice over: stripping a floor that didn’t need it wastes your money, and skipping a strip the floor actually needed wastes your time.

    02

We hold $20,000,000 public liability insurance through Allianz, are PRM30604 Certificate III qualified and Jena Dyco trained, and were awarded the Word of Mouth Service Award every year from 2014 to 2018. Every job is backed by our written 100% satisfaction guarantee.

How Much Does Vinyl Floor Cleaning and Sealing Cost in Melbourne?

There is no honest flat rate, and we’d be suspicious of anyone who quotes one sight unseen. Cost depends on the size of the area, whether stripping is required, how many sealer coats the floor needs, and its current condition — a quick clean and single reseal of a small kitchen is a very different job to a full strip across a whole ground floor.

That’s why we assess your specific floor first and quote from what we actually see.

    Frequently Asked Questions

Can vinyl floor cleaning remove scratches?

Light surface scratches often improve significantly — or disappear — once a fresh sealer coat is applied over a properly cleaned floor, because the sealer fills and levels the surface. Deeper scratches that have cut through to the vinyl itself may remain visible, though a reseal still generally improves overall appearance.

For most Melbourne homes, every 3–5 years depending on foot traffic, cleaning habits and whether the floor gets direct sunlight. Commercial spaces and busy family kitchens may need it more often. If you’re layering new sealer over old more than once without stripping, it’s time for a full strip back.

Surface stains sitting in the old sealer layer are removed with it. Stains that have penetrated into the vinyl itself — or discolouration from rubber-backed mats or UV exposure — may be permanent. We identify which is which during inspection so you know what result of to expect before we start. For stubborn spots on other surfaces, see our spot & stain removal service.

Modern vinyl sealers are formulated to meet slip-resistance expectations for residential and commercial floors. The floor can feel slightly more slippery for the first few days while the sealer fully hardens, and we recommend keeping it dry during that period. If slip resistance is a specific concern — for example, in a home with elderly residents — tell us and we’ll select an appropriate product.
