Laminate flooring is one of the most popular floor types across Melbourne homes, and also one of the easiest to damage with the wrong cleaning method. Unlike tile or sealed vinyl, laminate’s core is compressed fibreboard — soak it with a wet mop and you’re not cleaning it, you’re starting the swelling process that eventually lifts the joints and buckles the planks.
Crystal Clean Carpet & Tiles has been cleaning floors across Melbourne since 2007, and laminate is a job we approach differently from every other hard floor we treat. Our process is built around low-moisture mechanical cleaning, not chemical soaking, so you get a genuinely deep clean without risking the one thing laminate can’t recover from — water ingress into the core.
If your laminate is looking dull, sticky underfoot, or stained in high-traffic zones, the fix usually isn’t a harsher product. It’s a more controlled method. That’s what we do.

In one word, professional service by a professional. Wine stain was removed to the best of their ability and it's hardly noticeable now. Arrived on time, set the expectations and got the job done. Highly recommended.ll

We got Crystal Clean Carpet and Tiles for our end of lease carpet steam cleaning. Fully carpeted 3 bedroom house (with carpeted dining and living). The customer service was terrific, Saydee was very professional and friendly. Steam cleaning was done in excellent condition, we received out bond back in full. Overall, great quality service. Would recommend to anyone looking to steam clean their place (very affordable).

We recently had Crystal Clean Carpet's come out to our home to steam clean our carpet. We live in a share house with very old cream carpet that receives a large amount of foot traffic. The carpet had a number of stains and walked in dirt which previously could not be removed by dry cleaning. The results from our recent clean by Crystal Clean Carpets is AMAZING! All the stains have been removed and we could not be happier with how the carpet looks now. The workman was friendly, quick and thorough with his work and I would highly recommend their service for both carpets and shower cleaning.
Most people don’t realise laminate isn’t actually wood. It’s a photographic decorative layer fused over a High-Density Fibreboard (HDF) core, finished with a transparent wear layer. That construction is what gives laminate its scratch resistance and consistent appearance — and it’s also exactly what makes it vulnerable to moisture.
When water gets past the wear layer and into the HDF core through the plank joints or micro-gaps at the edges, the fibreboard absorbs it and expands. That expansion doesn’t reverse cleanly. You end up with:
This is why the method that works brilliantly on tile and grout — hot water, plenty of moisture, heavy agitation — is actively dangerous on laminate. It’s also why we don’t treat laminate the same way we treat vinyl floor cleaning and sealing, even though the two floors are often confused with each other. Vinyl can be stripped and resealed. Laminate can’t, because its protective layer is factory-bonded and not designed to be removed.
Our approach uses controlled moisture, mechanical agitation with the correct pad density, and immediate extraction — so the floor gets genuinely cleaned at surface level without ever giving water a path into the core.
Every step of this process is deliberately low-moisture, because protecting the laminate itself matters just as much as getting it clean. This isn’t a generic hard-floor process with the settings turned down — it’s a method built specifically around what laminate can and can’t tolerate.

We walk the floor with you and assess its actual condition before any equipment comes in. That means checking for existing edge swelling, peaking, or planks that have already lifted — because if damage is already present, cleaning it will reveal it more clearly rather than hide it, and you should know that before we start. We also identify wear patterns, sticky residue build-up (usually from incorrect DIY mopping), surface staining, and any sections where the wear layer has thinned through heavy traffic. From there we measure the area and confirm the correct pad density and solution dilution for your specific floor. Laminate finishes vary, and a pad that's fine for a matte commercial-grade surface can scuff a high-gloss residential one.
02
Furniture is moved where practical, and the floor is dry-sweeped or vacuumed with a hard-floor attachment to remove loose grit. This step matters more than people think — fine grit dragged under a cleaning pad acts like sandpaper on laminate's wear layer, and you only get one shot at protecting that surface. Skirting boards, walls, and any adjacent surfaces or thresholds are masked off where needed. If your laminate meets tile or carpet mid-room, we protect that transition so nothing from the hard-floor process migrates into the adjacent material.
03
A laminate-appropriate cleaning solution is applied in a controlled, even manner — not flooded — and given time to dwell so it can break down dirt, grease, and the dulling residue that regular mopping leaves behind. That residue build-up is the single most common reason laminate looks "dirty" even when it's structurally fine: the floor is actually clean, but the surface is coated in a thin film that's scattering light instead of reflecting it. The floor is then scrubbed with a rotary machine or automatic scrubber fitted with the correct pad for your finish. Edges, corners, under-cabinet lines, and door jambs are hand-scrubbed where the machine can't reach. No heavy buffers, no excess water — the mechanical action does the work, not saturation.
04
The dirty solution is extracted immediately with a portable extractor or wet vacuum, and the floor is rinsed with minimal moisture to remove any remaining cleaning residue. Leftover residue on laminate is its own problem — it attracts dirt faster than a properly finished floor and leaves a streaky film once dry. The floor is dry-mopped where needed and left to air-dry naturally. Most laminate floors are foot-traffic ready within about 30 minutes, depending on airflow and room ventilation.

No — and this is one of the most common mix-ups we see, because laminate and vinyl look similar once installed and are often sold side by side in the same showrooms.
Sealing is a vinyl-specific process. Vinyl flooring has a factory-applied wear layer that can be stripped with the right solution and resealed with a commercial-grade finish, effectively renewing the surface. Laminate has no equivalent. Its transparent wear layer is thermally bonded to the decorative layer during manufacturing, and it cannot be stripped, sanded, or resealed without destroying the floor underneath it.
What this means in practice: if your laminate is dull or scratched, professional cleaning can restore a lot of the appearance by removing residue and grime from the surface, but it can’t add a new protective layer the way it can on vinyl. For deeper scratches through the wear layer, cleaning will reveal them more clearly rather than fill them.
If you have both types in your home — which is very common in Melbourne, with vinyl in wet areas and laminate through living spaces — our vinyl floor cleaning and sealing service covers the vinyl areas with the strip-and-seal process they need, while laminate areas get the separate low-moisture treatment they require. We don’t apply the same method to both, because the floors aren’t built the same way.
Not when the method is genuinely low-moisture — which is exactly the reason we avoid soaking, wet mopping, and steam application on laminate entirely.
Swelling and warping in laminate come from one cause: water reaching the HDF core and staying there long enough to expand the fibres. That water can come from a leaking pipe, a spill left overnight, a wet mop used weekly for years, or a dishwasher that dripped behind the kickboard. It almost never comes from a properly executed professional clean where moisture is controlled and extraction is immediate.
That distinction matters, because we regularly get calls from Melbourne homeowners who’ve been told that any cleaning will ruin laminate — so they’ve been dry-mopping for years and living with a floor that looks increasingly dull. The opposite is also true: some cleaners turn up with the same hot-water equipment they use on tile and grout, flood the floor, and leave the homeowner with swollen edges three days later. Both extremes miss the point.
The correct answer sits in the middle. Laminate can be properly cleaned. It just can’t be flooded. If you’ve already got swelling or warping present, that’s a separate issue from cleaning — and in some cases it points to a moisture source worth investigating before anything else. Our water damage restoration team handles those situations, including subfloor moisture assessment where the damage is more than surface-level.

We’ve been doing this since 2007 — and laminate is a floor we’ve learned to hold back on, not push through.
Serage Fikak built Crystal Clean Carpet & Tiles on a simple principle: knowing when not to use a tool is as important as knowing which tool to use. That principle sits at the centre of how we approach laminate. Anyone can put a rotary machine on a floor. The judgement is knowing the right pad density, the right dilution, the right dwell time, and — critically — when a section of floor is already compromised enough that aggressive cleaning will make things worse, not better. That’s experience you can’t rush, and it’s why Serage’s approach to the business still shapes every job we take on today.
Credentials that are verifiable, not just claimed.
We tell you when cleaning isn’t the answer.
If your laminate has widespread edge swelling, deep scratches through the wear layer, or sections that have already buckled, we’ll say so before you book. Cleaning can restore a lot — but it can’t reverse structural damage, and no honest cleaner should pretend otherwise. In those cases we’ll tell you what cleaning can achieve and leave the decision with you, rather than selling you a result that isn’t realistic.
100% Satisfaction Guarantee.
If something isn’t right when we’re done, we come back and fix it. That guarantee is written into how we work, not just a line on a page — read the full details here.
There’s no single price for laminate floor cleaning, and we’re not going to give you a fake “from $X” figure that doesn’t hold up once someone walks into your home.
The cost depends on a few specific things we assess before quoting:
We assess your specific floor before quoting, and the quote is obligation-free. There’s no pressure to book on the spot, and no set price published because every floor is genuinely different. Request a free quote or call us directly on 0405 204 972 and we’ll talk through what your floor likely needs before we even schedule a visit.
Light surface marks — the kind you get from grit underfoot or furniture being pushed across the floor — may improve noticeably with a proper clean, because a lot of what looks like a scratch is actually residue and grime caught in a shallow scuff, catching the light. Once the surface is genuinely clean, many of those marks become far less visible.
Deeper scratches that go through the transparent wear layer into the decorative layer underneath are a different situation. Laminate can’t be sanded, resealed, or refinished the way solid timber or vinyl can — the wear layer is factory-bonded and there’s nothing beneath it to restore. Those scratches will generally remain visible after cleaning, and we’ll point them out during the inspection so you know what to expect before we start.
For most Melbourne homes, once every 12 to 18 months is a sensible interval for laminate, assuming regular dry cleaning (vacuuming or sweeping) in between. High-traffic areas — entryways, kitchen walkways, hallways leading to living rooms — can build residue faster and may benefit from more frequent attention.
If you’ve been wet-mopping regularly with a standard mop and bucket, your floor likely has more residue build-up than you’d expect, and a first professional clean will make a more noticeable difference than it would on a floor that’s been maintained dry. After that initial clean, sticking to dry methods or a well-wrung microfibre mop between professional visits will keep the floor looking right for longer.
If the floor is in a commercial setting — a shop, office, or rental property with regular tenant turnover — the interval is usually shorter, closer to every 6 to 12 months.
Yes. Our process uses low moisture and immediate extraction, so the floor is foot-traffic ready almost immediately after we finish — usually within about 30 minutes in most rooms, faster with good airflow. We don’t leave standing water, and we don’t use steam, so there’s no extended drying period the way there might be with carpet steam cleaning or a wet-mop approach.
We’ll let you know on the day if any section needs a little longer, but for a standard laminate clean, you’re generally walking on it the same afternoon it’s done. Furniture can go back once the floor is dry to the touch, which in most cases is the same timeframe.
This is more common than you’d think, and it genuinely matters — because the two floors need completely different treatments, and using the wrong method on vinyl (or the wrong one on laminate) can cause damage that wasn’t there before.
Some quick indicators: laminate usually has a bevelled edge between planks and a slightly textured photographic wood layer you can feel under your fingers. Vinyl — especially luxury vinyl plank — tends to sit flatter, often has a more uniform surface, and doesn’t expand the same way when exposed to moisture. But these aren’t definitive, and the only reliable way to confirm is to check an exposed plank edge or the original packaging documentation if you still have it.
If you’re unsure, get in touch and send us a photo. We’ll tell you what we think it is based on what we can see, and if needed we can confirm on-site before starting any work. We’d rather spend five minutes identifying the floor correctly than risk applying a process that doesn’t suit it.
Yes — every laminate floor clean we complete is covered by our 100% Satisfaction Guarantee. If something isn’t right when we’re finished, contact us and we’ll come back and address it. That guarantee applies to the standard of the clean itself.
What it doesn’t cover is pre-existing damage — scratches through the wear layer, edge swelling, or buckling that was already present before we started. Those are structural issues with the floor, not cleaning outcomes, and we document them during the initial inspection so there’s a clear record of the floor’s condition before any work begins. Full guarantee terms are here.
If laminate isn’t the only flooring in your property — or if other surfaces need attention at the same time — these services are often booked alongside a laminate clean.
A deep hot-water extraction clean for carpeted rooms. If your home has laminate through the living areas and carpet in bedrooms or rumpus rooms, booking both together usually costs less than scheduling them separately, since we're already on-site with the equipment set up.
Restores hard floors where dirt and grime have built up in the grout lines — common in bathrooms, laundries, and kitchen splash zones where laminate wouldn't be installed but tile often is. Uses a high-moisture method that's completely safe on tile, and completely wrong for laminate — which is exactly why we keep the two processes separate.
A thorough clean designed around bond-back requirements when moving out of a rental. If you're vacating a property with a mix of laminate and carpet, we can handle both under one booking, and the work is completed to the standard real estate agents and property managers expect.
Got a laminate floor that’s looking worse than it should, and you’re not sure whether it’s residue, damage, or something that’s gotten worse since the last time you looked at it properly? Our Melbourne team can take a look and give you an honest assessment — including telling you if cleaning isn’t the right answer for your specific floor.
No set prices published, no obligation to book, and no pressure. Just a genuine look at what your floor needs and what it will cost to get it there.
